What is "encapsulation" and how is it different from a vapor barrier?

A vapor barrier just covers the dirt. Encapsulation completely seals the floors, walls, and vents to turn the crawl space into a dry, conditioned part of the home.

If your crawl space is vented, freezing winter air sits directly under your floorboards. Encapsulation seals out that cold air.

In the Midwest, vents should be closed and sealed. Open vents allow humid summer air and freezing winter air to cause mold and structural rot.

Yes. By stopping the “stack effect” (where your house sucks in air from the bottom), your HVAC system doesn’t have to work as hard, often saving 20–40% on bills.

Mold needs moisture to grow. The goal is to keep the humidity in your crawlspace below 65%. Encapsulating your crawlspace and adding a dehumidifier are the best things you can do to prevent mold growth.

If you have ever seen standing water or mud, a sump pump is necessary to remove groundwater before the encapsulation is installed.

Yes. We use heavy-duty, reinforced liners. Most companies will use a 20 Mil liner which is ok, but not ideal since it provides very limited thermal resistance (essentially no R-value). We use a 90 Mil liner which is much heavier duty and designed to handle crawling and storage without tearing. Additionally, it provides good thermal resistance which should help keep your home energy needs lower.

With a properly maintained dehumidifier and sump pump, a high-quality encapsulation system should last well past 20 years, and we offer a 25 year warranty on our jobs.
