Marysville MI – Crawlspace Encapsulation

This particular home was located in Marysville, in beautiful St. Clair County Michigan! The couple that owns the home was having issues with musty odors, dust and overall poor air quality in their home, so they asked us if we could come take a look. After assessing the situation, it was clear that the condition of their crawlspace was contributing to the respiratory issues that they were experiencing.

    We’ve talked about a phenomenon known as the “Stack Effect” on here before, but essentially what it means for a homeowner is that as warm air rises, cool air from your crawlspace is sucked up into the living areas of your home. The result of this and other factors, means a significant amount of the air that you’re breathing in your home is actually originating from your crawlspace. By reducing moisture, soil gases, mold, mildew and improving the overall air quality in your crawlspace, the air you breathe in your home will be cleaner and healthier.

    Untreated and unencapsulated crawlspaces are considerably more likely to have excess moisture, which leads to mold growth. Molds produce allergens, irritants, and other potentially toxic substances. Without moisture, mold will be unable to grow to harmful levels. Encapsulating your crawlspace is the best step you can take to reduce or eliminate that potential for mold growth in your crawlspace.

    Compared to homes in other Michigan counties, St. Clair County with its proximity to the St. Clair River has some areas with a moderate flood risk. With this risk comes the need to be proactive in protecting your home from excessive moisture entry, including into basements and crawlspaces.     We ended up removing all of the contaminated debris that was in their crawlspace, graded the existing soil, and encapsulated the crawlspace walls and floor with our MoistureShield™ Liner. We also permanently sealed the foundation vents, and conditioned the crawlspace air by installing a vent in their existing HVAC system. The crawlspace now looks clean and beautiful, and is healthier than ever before.
