Will my foundation cracks get worse if I wait?

Yes. Foundation issues are progressive. Soil pressure and weather cycles will continue to shift the home, often leading to more expensive repairs later.

Hairline vertical cracks are common settling; however, horizontal cracks, stair-step cracks in brick, or cracks wider than 1/8 inch usually indicate structural movement. The best thing you can do is call a professional to have them come out for a free inspection.

Yes. Solutions like interior, piers, or correct force jacks allow us to stabilize the home with minimal disruption to your landscaping.

The primary goal is stabilization (stopping further sinking). While we can often “lift” a foundation back toward its original level, total leveling depends on the home’s age and condition.

The “clay” soils common in this region expand when wet and shrink when dry, causing the foundation to shift, sink, or bow.

Carbon fiber straps can be bonded to the wall to provide tension that stops the wall from leaning or curving inward further. This may make sense in some applications, where early stage bowing is very minimal. It can help to stop the wall getting worse, but won’t put the wall back to where it should be.

The preferred method for fixing a bowing wall is to use wall anchors and Samson braces, which can be adjusted over time and work to bring a wall back to it’s original starting position.

When we lift or stabilize a home, the frame shifts back toward its original spot, which can sometimes cause minor cosmetic “stress cracks” in drywall.
